Property Management
The key to Property Management is taking the stress away from clients by applying experience and expertise to looking after your client's best interests.
On a basic level this would mean ensuring that a tenant pays their rent on time, even though this is not always as simple as it sounds.
Further to this, it is ensuring that tenants are:
-
treating the property with respect,
-
obiding by the rules in the tenancy agreement or lease,
-
not causing disturbances to neighbours,
-
reporting problems when they occur so that we can solve them,
-
maintaining it physically by keeping it clean and reporting faults,
-
allowing us to inspect regularly,
-
keeping in communication with us.
As property managers, we ensure that we are up to date with all legislation, including:
-
Minimum Energy Efficiency Standards
-
Deposit Protection Services
-
Landlord & Tenant Laws
-
Law of Property Acts
-
Inventories and inspection rights
-
Party Wall Laws
-
Town & Country Planning Acts
-
Planning Permission and Change of Use
-
Permitted Development
-
Commercial Rent Arrears Collection
-
Eviction Rights
-
Laws surrounding Bailiffs and Forfeiture
